About Lancaster Place

Lancaster Place is a 6 hectare housing development. Its one of the many villages inside Lancaster Estates which is conviniently located in Cavite. Lancaster Estates is now the biggest housing developmentt with an estimate of 20,000 houses to be constructed in different villages. So big is the covered land area Lancaster Estates that it started in Imus then Kawit and end up in General Trias where Daang Hari Road is extended. Its’ predicted that once the coastal road extension connects Daang Hari Extension, prices of house and lot as well as nearby real estate will double.

Todate, Lancaster Estates has the following villages each with elegant gate and entrances:

Selling Price of Arden House Model – Php 960,000.00 per inner unit

Introductory Price for an Inner house and lot package. Ask us if you want an end lot unit or corner lot unit. Lancaster Place is on preselling stage. So take advantage of its cheap price because as soon as land development starts, expect price and value to increase.

Reservation Fee – Php10,000.00.

This must be paid as soon as you have choosen the Block and Lot No. to ensure getting the desired location. Your reservation fee will be deducted from your downpayment.

Total Required Downpayment – Php 225,200.00

This is 20% of the Selling Price plus processing fees. NO interest is added in the downpayment.

Installment payment is accepted. And since this is pre-selling, downpayment can be paid in 18 monthly installment without interest.

Monthly Downpayment – Php 12,511.00

Pay your first monthly downpayment within 45 days from the date you reserved the unit. If you can’t pay on scheduled due date, you may submit a promissory letter indicating new date of payment. A minimal amount will be charged for the delay.

Monthly Amortization – Php 15,773.00

Insurances like MRI and Fire are already included. Installment payment accepted. Maximum terms allowed for Inhouse financing is 10 yrs. Interest rate: 21% per year.

Your first monthly amortization will start right after you have fully paid your 18 monthly downpayment. Estimated to start on the 19th month. If you pay the downpayment in spot cash, or pay in full before the end of 18 months period, your first amortization will still start on the 19th month.

Kinds of Financing Accepted

Only Inhouse financing is accepted for now because this is a newly opened housing project.

It is also the easiest, simpliest and hassle-free kind of loan financing. You will not be interviewed regarding your capacity to pay the house. Very few documents are required. And most of all, Developer will process the loan. This is why most people choose this kind of financing especially those who don’t have work, but can afford to pay the house.

Bank Financing will soon be accepted too. This will also be processed by the Developer’s Office. So just submit all the required documents. In this case, you will be interviewed regarding your capacity to pay the loan. And some documents like Income Tax Return and Proof of Income must be submitted. There is no problem for those who are working here and abroad since they have those necessary documents. Bank charges cheaper interest rate of 10.5%.

Can I Avail of Pagibig Financing?

NO for now.

But you may personally apply the balance amount to Pagibig after 2 years from the date of house acceptance. Pretermination fee of 14% will apply payable in 3-5 month plus payment of Title transfer cost. Ask us for more details about this process.

Total Area of Lancaster Place – 16 Hectares

The area includes landscaped open spaces for parks and playground. Only 10 housing blocks is available. Total number of houses to be built will be 387 units. Compare to other subdivisions, Lancaster Place is nice place and village to live for your family because interior roads are 8 meters wide while main road is 10 meters. There is only one entrance gate with perimeter fence to secure the area.

Start of House Construction

Since Lancaster Place is on preselling stage, there is NO house constructed yet. Land development like roads and drainage will start early next year after the bridge linking Imus to Gen. Trias is finished on or before September, 2010. Profriends will construct the bridge. House construction will immediately start. Take advantage of this preselling price.

House turn-over or delivery will be 3 months after full payment of the 15 month downpayment period. If you choose to pay in spot cash or full cash, the house turn-over will still follow the Developer’s construction schedule which is indicated in the Inventory Price List.

How long is travel time to Lancaster Place?

If you come from Makati, estimated travel time is 45 mins – 1 hour. But once the Coastal Road Extension is opened this year, expect shortened travel time. From Coastal Road in Zapote up to Centennial Road in Imus, the road is only 6 kilometers long.

There are public busses from Lawton or Cubao that will pass thru Lancaster Estates. Jeepneys from Baclaran are also available.

First, visit the location and view model houses. Then, choose the block and lot number. Pay the reservation fee of Php10,000.00 to be sure the unit is already yours. Wait for 45 days for the start of your first payment of the downpayment. Also all the required documents listed in this page must be submitted.
